			<content:encoded><![CDATA[<p><strong><img class="alignright" style="margin: 5px; border: black 1px solid;" title="Polar Plunge at Lake of the Ozarks" src="http://fanningatthelake.info/wp-content/uploads/2012/02/water-jump.jpg" alt="Polar Plunge at Lake of the Ozarks" width="200" height="144" />This Saturday, February 25, 2012, the Special Olympics of Missouri is holding its annual Polar Plunge at <a title="Lake of the Ozarks real estate" href="http://fanningatthelake.com/" target="_blank">Lake of the Ozarks</a>.</strong>  Proceeds from the event help the Special Olympics fund their programs for men, women and children with mental disabilities.  The plunge doesn&#8217;t consist of just a bunch of crazy people jumping in the water, though.  Participants are encouraged to dress up in silly costumes to strut their stuff in a parade before taking the plunge.</p>
<p><strong>The schedule of events for the Polar Plunge are as follows:</strong></p>
<ul>
<li>12pm-2pm &#8211; Registration</li>
<li>1:50pm &#8211; Parade lineup (for judging)</li>
<li>2pm &#8211; Parade of costumes</li>
<li>2:15pm &#8211; Announcements and giving of the Plunger&#8217;s Oath</li>
<li>2:30pm &#8211; Let the plunging begin!</li>
<li>4pm-7pm &#8211; Post plunge party at the Tar-Tar-A Resort</li>
</ul>
<p><strong>Particpants can change at the <a title="Search homes for sale in Lake of the Ozarks" href="http://fanningatthelake.info/home-search/" target="_blank">Lake of the Ozarks</a> beach before the Polar Plunge in tents that will be provided for both men and women.</strong>  There are no showers on-site, but portable toilets will be available.  Money raised by participants will be collected at check-in.  In addition to the money you&#8217;ve raised, make sure to<strong> bring a towel</strong> so you can dry off after your plunge, a nice <strong>warm change of clothes, waterproof footwear</strong> (all &#8220;plungers&#8221; are required to have some kind of protection on their feet when they enter the water), a <strong>participation waiver from a parent or guardian for those plungers who are under 18</strong> and, of course, your fans to cheer you on.</p>
<p><strong>Earlier in the day (before the official Polar Parade and Plunge), the Special Olympics of Missouri will be holding its Polar Bear Strut, a 5K run/walk/&#8221;strut&#8221; that begins at the Osage Beach City Hall</strong>, continues along Osage Beach Parkway, turns north on Case Rd, meanders west and then heads back to City Hall.  Registration for the strut begins at 8am at City Hall, with the strut itself starting at 10am.  It&#8217;s completely separate from the Polar Plunge, but a fun way to start the day if you&#8217;re interested.  <strong>For more information about the Polar Bear Strut, please <a title="Learn more about the Polar Bear Strut here" href="http://somo.org/strut" target="_blank">visit the website</a>.</strong></p>

<p><strong>Once you receive your report, examine it thoroughly to make sure all the information is correct. </strong> Not only do you need to <strong>make sure that all the accounts listed actually belong to you</strong>, but you also need to make sure that the <strong>status of these accounts</strong> is correct.  For example, if you made arrangements to pay a delinquent account but it shows that the company charged it off instead, this can have a bigger negative effect on your credit score.  <strong>When you find errors, you will need to contact the credit agency it was reported to in writing as well as the company that reported it.</strong>  Explain the error, provide documentation as proof of your claim and request that the error be corrected.</p>
<p>Next, <strong>put a freeze on applying for any new credit</strong>.  This includes cars, appliances, furniture, department store cards and <strong>even changing your cable service</strong>.  Every time a business makes an inquiry about your credit, your score gets hit a few points.  This can quickly turn you from credit-worthy to undesirable by loan companies.</p>
<p><strong>Now is the time to start paying down debt.</strong>  You want your debt-to-income ratio to be low as well as your credit used vs credit available.  Many financial experts recommend that you keep your credit card balance at less than 34% of your credit limit to show financial stability.  For example, if you have a credit card with a $3000 limit, your balance should never exceed $1000.  On the other hand, <strong>don&#8217;t close your credit accounts entirely</strong> either.  If you had four cards with a total limit of $10,000 and carried a balance totaling $3200, your credit used vs available would be 32%.  However, if you closed one of those cards that had a limit of $3000, your credit used vs credit available would increase to 45.7% ($3200 total balance with $7000 total limit).  <strong>Hold off on closing any unused accounts until after you have closed escrow on <a title="Search homes for sale in the Lake of the Ozarks/Truman Lake area" href="http://fanningatthelake.info/home-search/" target="_blank">your new Twin Lakes home</a>.</strong></p>
